Property Description :(Reference : PF90287)

STUNNING DORDOGNE ESTATE: MANOR HOUSE, 2 GUEST HOUSES, 2 SWIMMING POOLS, TENNIS COURT, FABULOUS GARDENS, 25 HECTARES.

Dating from the 12th Century, this stunning, superbly located Manor and its estate sit on a high plateau surrounded by its 60 acres of parkland. The ensemble includes two superb guest cottages and additional guest accommodation, 2 swimming pools, a pavilion with ornamental pool, a tennis court, barns and outstanding landscaped gardens with ornamental ponds, fountains, walled olive trees, fruit orchards, and vegetable and herb gardens. Luxurious tranquillity in the heart of the Dordogne between Sarlat and Bergerac. PF90287

The Estate is accessed via an electronically gated, long tree-lined driveway.

The property comprises two groups of buildings, with approximately 900sqm of living space, all constructed in the traditional Perigordine style with warm coloured stone walls, oak beams and tiled roofs.

MANOR HOUSE

Dating from the 12thC, the meticulously restored Manor House features a tower with original stone staircase, large oak beams, monumental stone fireplaces, pisé stone flooring and exquisite roofs which were totally restored with guidance from Beaux Arts.

The accommodation is arranged over three floors with a huge kitchen/dining room at ground level. Accessed separately are the Laundry room, Wine cellars, workshop and the garden tool-shed.

An entrance hall, a sumptuous drawing room, study, cloakroom and guest W.C. are at first floor level.

The impressive vaulted principle bedroom suite and two further bedrooms are at third floor level, with an additional bedroom located in the tower.

The manor house is surrounded by beautiful gardens and covered dining terraces, together with a secluded heated swimming pool bordered by lavender beds, roses and olive trees.

About 150 metres from the Manor house one finds the original farmhouse and buildings forming a courtyard and now fully restored, converted and extended to provide stunning guest accommodation.

2 GUEST HOUSES (each fully independent)

Each beautifully designed guest house comprises, lounge/kitchen/dining room and two double bedrooms, both ensuite.

A further two bedrooms with bathroom/WC and a further room in the Pigeonnier complete the guest accommodation.

A second superb swimming pool beyond the guest cottages lies within a walled enclosure with olive trees, and a changing room and shower.

Further on is a high-fenced, hard surface tennis court with a practice wall.

GARDENS, GROUNDS AND ADDITIONAL BUILDINGS:

The Estate is set in the countryside surrounded by valleys and extensive woodlands and is completely secluded with an electronically operated gate at the entrance to a long winding driveway of Plane and Acer trees.

The property sits on a plateau in a parkland setting with over two hundred varieties of trees and extends in total to about 25 ha (61 acres) and is surrounded by its own woodland of mainly mature oak and chestnut trees.

The property has been extensively landscaped with beautiful avenues, crafted ornamental gardens, a potager and ponds.

The gardens surrounding the Manor House benefit from an extensive automatic watering system with water from the Estates private water source (though the whole property is also on mains water).

There is an extensive network of pathways through woods and fields where wildflowers are in abundance.

An utterly charming Pavilion with ornamental pool is approached through an avenue of Italian cypress trees

There are two large stone barns and a large, covered parking area.

The Estate has 360° countryside views from the upper meadows, free of any unsightly electricity and telephone lines which have been placed underground.
